  • I’ve just started looking at house extensions; where do I start?

      The first question to answer is what the planned use for your home extension will be. Perhaps your galley kitchen is too tight, or the bedroom for your children is now too small.

      Consider what your home needs first. Once you’ve decided that, you can begin to look at whether a side or rear extension is appropriate for your home.

      Finally, look at the Planning Portal website to get an idea of the permitted development and potential obstacles to your build. We’ll try to take care of the rest.

  • What extensions can I do without planning permission?

      There is a surprising amount that you can do with permitted development. First, you may need to start measuring your property and the plans for your extension. Within permitted development, you can build an extension:

      • 6 metres away from the property line, when single storey, or 8 metres away from the property line, when double storey.
      • As long as the single storey extension is below 3 metres high. Or 4 metres within 2 metres of the side of the property.
      • The extension is not over half the property width for a side extension.
      • As long as the extension is not to the front of the house.

      There are a few other restrictions, however, these basics cover a great deal of permitted development.
